Royals approval for SE Controls
Intelligent smoke ventilation for the prestigious building that is part of the Royal Albert Dock regeneration programme in London is provided by a system designed and installed by SE Controls.
An intelligent means of venting smoke in the event of a fire for Building 1000 at the Royals Business Park office development has been designed, installed and commissioned by SE Controls. This is one of the first buildings to be completed in this part of the massive regeneration programme at London’s Royal Albert Dock. In the event of a fire, smoke would be removed from the building by a series of high- and low-level windows which are automatically opened to naturally vent the building and create a smoke-free layer above the floor. Building 1000 consists of two parts, each with a large atrium and linked by a vast central atrium street Wintergarden. To create a simple method of smoke extraction, SE Controls installed a series of actuators on low-level windows and roof lights in the buildings and high-level windows in the street atrium. These actuators were linked to SE’s OSO control system, which is interfaced with the building-management system and fire alarms. In the event of a fire, windows are automatically opened. The OSO system uses the same LonWorks language as the BMS. To create a seamless finish to the façade, the actuators for the low-level windows were designed to be concealed in the window transoms. The system also provides natural ventilation for the street atrium, controlled by carbon-dioxide and temperature sensors.
