New headquarters building designs out churn costs

Installing all services under the floor of the new headquarters of Cavanna Group, including Hiross Flexible Space air conditioning, will greatly simplify future office reorganisations.
Future changes in the layout of the new 1400 m2 headquarters of Torquay-based property developed Cavanna Group will be much simplified by providing air-conditioning using the Hiross Flexible Space system. A recent study by CABE has identified a 90% decrease in churn costs in a building with underfloor HVAC, power, telephone and data systems compared with HVAC services in the ceiling and a cellular floor. The Hiross system was specified by consulting engineers Kelly Taylor & Associates and supplied by AET. Flexible Space has been installed across eight zones of the open-plan and cellular offices of the 2-storey building at Riviera Park. Each zone’s floor void or plenum is divided into sections by a silicone-covered barrier material to create supply-air and return-air paths. Depending on the requirements of an area, cooled or warm air is supplied by a local Conditioned Air Module. This air is delivered into the occupied space by fan-assisted terminal units (FTUs) in the raised floor. The FTUs are plugged into an underfloor power source and connected by Cat 5 data cabling for intelligent control. Since the FTUs are not restricted by duct or pipe connections, they can be moved relatively easily.
