Private bank banks on Delrac ACS for service and maintenance

In the short time that it has been responsible for maintaining mechanical and electrical services for the Lothbury headquarters in London of private bank Brown Shipley, Delrac ACS has identified a number of issues where systems were not correctly installed. The building is near to the Bank of England and has accommodation on five floors above ground level and three basement levels. The various floors are zoned for air conditioning, and all major heating and cooling plant is at roof level. There are conference facilities, executive suited, trading positions and a large communications room. Faults included electric motors for fans being sized incorrectly. Large fans had smaller motors, and previous service engineers had not spotted it. Delrac’s responsibilities include annual safety checks such as electrical testing and the infra-red scanning of all panels in accordance with legislation. Delrac’s resident engineer takes charge when specialist contractors are called in to carry out work in the buildings. Equipment includes a York chiller, a pair of condenser units, multiple air-handling units and five atmospheric boilers. There is also a building-management system and a uninterruptible power supply that serves 10 communications rooms.
