Phase One of The Royals Business Park comprises a 22 770 m2 building made up of two 4-storey blocks linked by a spectacular winter garden. It is a joint venture between Standard Life, Development Securities and the London Development Agency.
The Trend system comprises a wide variety of products, including the Ethernet connectable IQ3xcite controller and 963 supervisor, LonWorks-based IQL controls for fan-coil units, energy-saving NX variable-speed drives and EM/MPO2 multi-parameter electricity meters.
Most of the fan-coil units have IQL10 controllers. Perimeter units on the fourth floor have the higher-spec IQL13+, with fan-speed control. Supplier Integrated BMS also devised a control strategy to limit how much the air is heated during the morning boost period; if the air were too warm, it would be too buoyant to force down to floor level from the 4 m-high ceiling.
The NX variable-speed drives control fan motors on the four large AHUs and pumps on the constant-temperature and variable-temperature circuits. The AHU fans are controlled using readings from carbon-dioxide detectors in the extract ducts.
M&E contractor for the first phase of the Royals Business Park was Derry Building Services. The complete development has been designed by architects Aukett Europe.
