‘The best office building outside London’, Colmore Plaza in Birmingham, will have air conditioning provided by fan-coil units from Ability Projects.
Ability Projects is supplying over 750 fan-coil units to provide air conditioning for the Colmore Plaza office complex in Birmingham. This £155 million project is being developed by Abstract Land on behalf of the Carlyle Group. This 13-storey building is billed as ‘the best office building outside London’ and will provide over 28 000 m2 of office accommodation. Each storey can be split between four tenants. A typical layout could provide cellular offices for 63 people and open-plan space for a further 52. An alternative is cellular space for eight people and open plan for 204. Derry Building Services of Newark is installing the 4-pipe Trojan chassis-type units in false ceilings and ducted to linear strip diffusers in the ceiling. They have cooling capacities of 4.7 kW and heating of 1.7 kW. Features of these Trojan units include electrically commutated motors with infinitely variable speed. At a typical duty point, these units use about 50 W of electricity, less than half that of a comparable unit with AC motors. Noise levels are set at NR38. The condensate high-level alarm uses a light sensor to detect standing water in the condensate tray, rather than floats or probes — which are susceptible to scale or contaminant build up. The units for this project have Trend IQL-II controls, plus special isolating switches and flying electrical leads.
