Prefabricated services were used extensively by SES for the new Newcastle City Library

One of the largest prefabricated plant rooms ever built by SES features in the new £24 million Newcastle City Library project.

Built on the footprint of the original library in Princess Street, it provides 8000 m2 of quality space, which includes a 185-seat performance theatre, meeting rooms for community groups and an Internet information hub.

This PFI initiative incorporates many sustainable and M&E energy-efficient systems, which have helped achieve a ‘Very good’ BREEAM rating. They include low-energy lighting, rainwater harvesting, solar pre-heating panels, daylight linking for lighting and natural ventilation.

Steve Joyce, oper­ations director for SES in the north east of England, says, ‘The use of our prefabricated and modular systems came into its own on the scheme, not least because of the need to design and install bespoke systems on each floor of the buildings, but also in response to the challenges placed on us by the site’s tight city-centre location.’
