Argent FM demonstrates its capabilities in Croydon boiler-replacement project

Following major component failure of 15-year-old boiler plant serving a 9-storey building in Croydon and only a few weeks remaining before the start of the heating season. Argent FM pulled out all the stops to refurbish the heating system. The affected building was Prospect West, managed by PRUPIM and operated on its behalf by DTZ Management Services. Building-services consulting engineers Charterhouse Building Services Consultants designed the new system and managed the project. The work involved stripping out existing boiler, flues, pumps, controls and all associated electrical supplies. They were replaced with new gas-fired boilers, flues, pumps and pipework, gas services and pressurisation sets. Four 200 kW fully condensing boilers with SEDBUK Band A rating were installed, along with four inverter-driven pump sets to adjust flow and pressure in response to demand. New flues were installed and the BMS upgraded. The last few levels of the building are not served by lifts, and the stairways were too narrow to accommodate the boilers, so they were manoeuvred to the rooftop by specialist lifting teams. Meanwhile, Argent fitters prefabricated the pipework so that boilers and other major items of plant could be quickly connected. Argent was also responsible for commissioning plant, water sampling, control systems and providing record manuals. The work took six weeks and was carried out while the building was in use.
