Priva and Bailey’s largest integration project

The integration of services with the hotel booking system has been achieved in the Radisson SAS Waterfront Hotel in Jersey using Priva controllers.
The building-control installation at the Radisson SAS Waterfront Hotel in Jersey was the largest that Priva Building Intelligence and M&E contractor Bailey Building Services had done. Ben Seabourne, applications engineer with Bailey and project manager for the controls installation, says, ‘It proved to be our largest integration project, with the Priva system interacting with 250 VRFs, over 40 meters and a Fidelio hotel booking system, all of which come with different communications protocols. The meters use Modbus, and the Fidelio has its own proprietary protocol.’ 250 Toshiba VRF air-conditioning units heat and cool bedrooms and public areas. Air-handling units provide background ventilation. The Bailey design team recommended AHUs with plate heat exchangers, run-around heat pumps and inverters on supply and extract fans — all of which contribute to the hotel’s excellent carbon footprint. Because the integration capabilities of Priva controllers include Modbus, Bailey proved that specifying Modbus meters would be more effective in the long term than the slightly cheaper traditional meters. Connecting these meters involved unpacking them and plugging them into the RS485 port that is standard on all Priva controllers. The Fidelio booking software manages guests’ heating and power supplies. Until the guest is booked in, heating is set to 12°C and cooling to 28°C. When a guest has checked in, the dead band is narrowed to 18/24°C. A local controller provides personal adjustment. Brian Seabourne summarises, ‘It makes sense to integrate where possible. Capital and installation costs are reduced, and access to data across building services is much improved. Priva has recognised this and designed its controllers to enable an easy and secure connection.’
