Energy- and water-usage data gathered by the Priva BMS in the Greenfield development in Leeds is made available to offices and apartments via TV sets.

Occupants of an award-winning mixed-use development in Leeds can quickly and simply access information about their own energy and water consumption through their TV set, using building control technology from Priva Building Intelligence.

Fraser Stride, marketing director of Citu, which developed the Greenhouse site, explains, ‘We always intended to have a “green-o-meter” in the building which would demonstrate to occupants the environmental standard to which the building was currently operating. After closer investigation, we learned of the ability to monitor each apartment and office’s meter separately using the Priva building-management system. Ultimately, we were able to provide this information about energy and water use in real time through people’s TVs using IPTV technology.’

Keep Keen Controls of Leeds, installed a Priva Internet-based remote-access BMS to monitor and control utilities in the building. Readings from 735 meters are automatically collected and fed into the Priva system using Modbus, M-bus and pulse counting. This is said to be the first application of a next-generation IMTV (Internet and IP Telephony ) system integrating with building-management and monitoring features.

Renewable electricity and heat are provided to the Greenhouse complex through a combination of ground-source heat pumps, wind turbines and solar-thermal roof panels. Water from showers and basins, plus rainwater from the roof, is used to flush toilets and supply washing machines. Low-energy lighting and A+ rated white goods come as standard.

This £26 million redevelopment of a mouldering art-deco hostel provides 166 apartments, facilities that include a gym and delicatessen and 1600 m2 of office space arranged around a landscaped courtyard.
