Centralised hot water for prestigious residential developments

Two prestigious residential developments in West London have their hot-water requirements met centrally using Andrews gas-fired condensing water heaters.
Centralised hot-water services for two prestigious residential developments in West London are provided by installations based on Andrews water heaters. Consultants Chapman Bathurst specified the equipment for The Phillimores (the redevelopment of Queen Elizabeth College in Duchess of Bedford Walk) and Phillimore Square (a project on the Sir John Atkins site, which formed part of King’s College and includes the creation of a new residential square). To maximise the space within each apartment, hot water is generated centrally in each development by two Andrews Supa-Flo R307 gas-fired condensing water heaters. Each is linked to an Andrews STY buffer vessel to ensure a continuous supply of hot water during peak demand. Darren Brooks of Chapman Bathurst explains, ‘A pressurised system was required to give the high flow rates necessary for sophisticated power showers. However, our client [Westcity Developments] was also concerned to maximise the overall energy efficiency of these developments and recognised that the hot-water system could make a significant contribution towards this. The Supa-Flo R300 is Energy Technology listed, using condensing technology and has a fully modulating burner that achieves a net efficiency of 104%, even when demand is low.’ The Phillimores has 66 apartments with two, three, four and five bedrooms surrounding a central garden. Phillimore Square comprises eight contemporary town houses and 35 apartments in three blocks around a central communal square. Apartments have two, three, four and five bedrooms.
