FM-client partnership achieves quick savings
NG Bailey’s facilities-services division has helped Global law firm Linklaters reduce its electricity consumption by 9.7% in just five months — a saving of nearly £65 000 compared to the previous year. Carbon emissions associated with energy use were cut by 4.9% against a target of 3.5%. Water consumption has been reduced by 36% against a target of 15%.
Linklaters appointed NG Bailey’s facilities-services division to provide planned and preventive maintenance services for its London Headquarters at One Silk Street. This building is the first in the City of London to have a BREEAM in-use ‘Excellent’ rating.
The new approach to FM moved from calendar-based maintenance to a proactive energy-focused approach. This involved using commissioning equipment to produce data for analysing and comparing to original data and then identify operational trends.
The running time of all plant was checked and trials carried out to ensure equipment is only on and powered when necessary.
