Space Airconditioning carries out major R22 replacement project
A major replacement of R22 air-conditioning equipment in a landmark 9-storey building in central London has been completed by Space Airconditioning re-using existing refrigerant pipework. The installation at 330 Holborn Gate is probably the largest installation in the UK of Daikin’s R22-replacement VRVQ systems. The new installation comprises 35 heat-recovery condensing units with a total capacity of 1100 kW and 301 indoor units of various types.
Space Airconditioning had supplied and been closely involved with the original R22 Daikin VRV system and held comprehensive data on the original installation. This information greatly assisted M&E consultant BWS of Epsom, acting on behalf of Land Securities, in the consideration of designs for replacement systems.
The client favoured a complete replacement, including removing all existing pipework. However, a detailed survey of the existing pipework showed it to be suitable for VRVQ to be applied.
John Noad (Building Environment Ltd) was appointed main M&E contractor and sub-contracted the installation of the VRVQ systems to a Space Air-approved installation specialist. The 35 condensing units were lifted into position by crane early one Sunday morning to serve seven floors.
The unoccupied seventh floor was completely refurbished, with the development of a new bulkhead design in the central core area. Daikin slim ducted units could be selected and the distribution for conditioned air improved throughout the floor.
Floors four to six were occupied, and the leasehold agreement was due for renewal. The tenant, Chime, was given a detailed explanation of the phasing out and ban of R22 and how VRVIII-Q would minimise disruption by re-using large amounts of the existing refrigerant pipework. Capacity shortfalls that had developed over the years were overcome with a 10% increase (100 kW) in installed capacity.
Rooftop equipment was replaced during daylight hours.
Internal work on floor four to six was carried out overnight, with all activities completed by 7 a.m. each day.
The client took up Space Airconditioning’s extended warranty, which includes annual visits to evaluate and report on the overall condition and operation of the new systems.
